Many would-be homeowners face a similar reality. Little to no idea of what to do and how to go about it. Throw in a lack of a deposit and you’ve got what appears to be a steep hill to climb.

With that in mind, however, it’s more than possible to climb the property ladder with the right tools and strategies in place.

Introducing Emma, a renter living in the bustling city of Sydney. She may not be a real person, but she certainly looks like a lot of young, eager first home buyers in Australia.

Emma’s story (does it look like yours?)

Emma had a burning ambition to own her own home. With what can only be called tenacity and practicality, she embarked on a journey that would take her from a hopeful renter to a proud homeowner.

Emma started by facing an all too familiar reality - she lacked the funds for a deposit. Rather than giving up, she rolled up her sleeves and began researching.

Emma’s homebuying steps

She soon learned about the First Home Owner Grant, an initiative that is tailored to help first home buyers like her. With guidance from a mortgage broker, she got her application in order, ensuring she met all the eligibility criteria. With this, she could have access to a $10,000 grant to buy or build a new home.

Her efforts paid off when her application was approved. This grant gave her a solid stepping stone toward homeownership, but the road ahead was still steep. Skyrocketing property prices were making it difficult to find anything appropriate for her First Home Owner Grant. Emma kept her head on her shoulders and her focus straight, speaking with her broker, who pointed her to the Homebuilder scheme, a programme designed to provide financial support for new home construction or substantial renovations.

The HomeBuilder scheme rejuvenated Emma's hope. Now she was not only eligible for the First Home Owner Grant, but she could also leverage the HomeBuilder grant to significantly offset her construction costs. With her broker's help, she crunched the numbers and found that building her own home might be more financially feasible than buying an existing one.

Securing a home loan was the next challenge. With little saved up, Emma knew this could be a roadblock.

How Emma’s broker helped her

But her broker had a solution: the Family Home Guarantee. This initiative was her ticket in, requiring only a 2% deposit for single parents. As a single mother, this was a game-changer for Emma. She worked closely with her broker to secure a home loan that aligned with her financial situation.

What happens next? Can Emma buy a house?

With her finances in order, and following her broker’s advice, Emma set out to find a plot of land outside Sydney. Her broker’s guidance on budgeting and financing options kept her grounded throughout, and she eventually found a promising location. This was a budding community with good city access - good for both her and her kid.

The HomeBuilder grant combined with her First Home Owner Grant eased the financial burden of her new home’s construction.

So now Emma’s a homeowner?

It’s important to not paint an overly rosy picture. Emma’s journey had its share of hurdles. Construction challenges and approval delays tested Emma's patience. By staying clear-minded, however, and working with the right professionals, she was able to navigate setbacks, find reliable contractors, and manage unexpected costs.

Emma's perseverance paid off when she finally stepped into her brand-new home. It was a testament to her hard work, practicality, and the support of her mortgage broker. Emma had transformed from a dreamer with no deposit to a pragmatic homeowner who'd navigated the Australian real estate landscape shrewdly, capitalising on government initiatives and expert advice.
